What is covered under your apartment's personal property insurance?

Home contents insurance covers damage to movable items in your apartment, such as furniture, clothing, and any other valuables. Kitchens are generally not covered by home contents insurance because they cannot be moved without causing damage.

In general, insurance companies follow these rules to determine what is covered under building or contents insurance:

  • Homeowners Insurance: all the parts of your home that you can't remove without causing significant damage.
  • Home Contents Insurance: everything you can take with you without having to tear anything down and without causing any damage.

For a condominium, building insurance is often arranged through the homeowners’ association (VvE ). In most cases, the homeowners’ association provides building insurance for the entire building. This way, not everyone has to insure their unit separately. To be sure, check with your homeowners’ association to see if this applies to your situation as well.

What isn't covered by your apartment's contents insurance?

Damage that was foreseeable is never covered by any insurance policy. This may include damage caused, for example, by neglected maintenance. Damage caused intentionally is also not covered. Damage caused by earthquakes, floods, acts of violence, and nuclear reactions is also not covered under home contents insurance.

Items inside your apartment are covered by home contents insurance. If your belongings are damaged outside your apartment or if you lose them, this is generally not covered. You can purchase supplemental off-premises coverage for this. This ensures that items not located inside your apartment are still insured.

When comparing insurance policies, it’s always a good idea to carefully review the terms and conditions. After all, there may always be exclusions that apply to your apartment contents insurance. For example, cell phones or laptops may be excluded from coverage. In addition, the scope of coverage is important: does the coverage apply only to the Netherlands or worldwide? You can find this information in the policy terms and conditions.
